Home Survey Level 3
Formerly known as a building survey, you should opt this report if your property is larger than average, older or requiring attention, a property that is different or has been altered i.e., extended. This report should also be considered if you're planning extensive alterations to the property. The cost is generally higher than the Level 2 reports due to its more detailed information about the structure and fabric of the property. This service includes:

an extensive visual inspection of the property, its services and the grounds and is more detailed than the level two survey

covered areas that are viewed or used by the vendors are inspected if it is safe to do so, for example, cellars, basements, and roof voids

the services are not tested, however are observed in normal operation where the occupier has given permission and it is safe to do so.
The report objectively outlines the construction and materials used for the various parts of the property. It also lays out the condition of the various elements, and provides an assessment of the relative importance of the defects and/or problems found. It will also:

outline the identifiable risk of potential or hidden defects in areas not inspected

outline the most probable cause(s) of the defects based on the inspection

outline the appropriate remedial work and clarify the likely consequences of non-repair

outline general recommendations in priority of task and likely timescale for necessary work.
The surveyor may be able to provide guideline costs for identified repairs (all final quotes should be sourced from a qualified contractor once the work has been commissioned).
